By virtue of a certified copy of a decree to me directed from the Clerk of the Superior Court of Jay County, Indiana, in Cause No. 38D01-1608-MF-26, wherein PNC Bank, National Association was Plaintiff, and Todd Nichols, Tara Nichols a/k/a Tara L. Nichols and First Franklin Financial Corporation, were the Defendants, requiring me to make the sum as provided for in said Decree with interest an costs, I will expose at public sale to the highest bidder, on the 11th day of January, 2018 at 10:00 A.M. of said day, at the 120 N. Court Street, Ste. 305, Portland, IN 47371, the fee simple of the whole body of Real Estate in Jay County, Indiana:

Beginning at a point 40 feet west of the northeast corner of Lot 3 in Denney's Subdivision to the City of Portland, Indiana; thence west 45 feet; thence south parallel with the east side of said lot 132 feet; thence east 45 feet; thence north to the place of beginning.


and commonly known as: 525 W High St, Portland, IN 47371

Subject to all liens, encumbrances, rights of redemption, easements and restrictions of record not otherwise foreclosed and extinguished in the proceedings known as Cause # 38D01-1608-MF-26 in the Superior Court of the County of Jay Indiana, and subject to all real estate taxes, and assessments currently due, delinquent or which are to become a lien.

Said sale will be made without relief from valuation or appraisement laws. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit made. The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee, or the Mortgagee’s Attorney
