By virtue of a certified copy of a decree to me directed from the Clerk of the Superior Court of Jay County, Indiana, in Cause No. 38D01-1708-MF-20, wherein Branch Banking and Trust Company was Plaintiff, and Randy L. Hummel a/k/a Randy Lee Hummel, Target National Bank, All Circuit Electrical LLC and first Merchants Bank, National Association. were the Defendants, requiring me to make the sum as provided for in said Decree with interest and costs, I will expose at public sale to the highest bidder, on the 28th day of December, 2017 at 10:00 am of said day, at the 120 N. Court Street, Ste. 305, Portland, IN 47371. the fee simple of the whole body of Real Estate in Jay County, Indiana:

A part of Southeast quarter of Section Sixteen (16), Township Twenty-four (24) North. Range Fourteen (14) East, Second Principal Meridian, Bearcreek Township, Jay County, Indiana, more specifically described as follows, to-wit: Commencing at a cornerstone at the northeast corner of the Southeast quarter of Section 16, Township 24N. R14E; thence west along the north line of the Southeast quarter a distance of three hundred fifty seven and thirty eight hundredths (357.38) feet to an iron pin for the point of beginning; thence S 01° 06' 00" East (assumed bearing) a distance of two hundred twenty six and fifty five hundredths (226.55) feet to an iron pin; thence S 89° 30' 00" West parallel with the north line of the Southeast quarter a distance of one hundred ninety two and twenty eight hundredths (192.28) feet to an iron pin; thence N 01° 06' 00" West a distance of two hundred twenty six and fifty five hundredths (226.55) feet to an iron pin on the north line of the southeast quarter; thence North 89° 30' 00" East along the north line of the Southeast quarter a distance of one hundred ninety two and twenty eight hundredths (192.28) feet to the point of beginning. Containing 1.0 acre more or less.

Subject to all liens. encumbrances, rights of redemption, easements and restrictions of record not otherwise foreclosed and extinguished in the proceedings known as Cause # 38D01-1708-MF-20 in the Superior Court of the County of Jay Indiana, and subject to all real estate taxes. and assessments currently due, delinquent or which are to become a lien.

Said sale will be made without relief from valuation or appraisement laws. If the sale is set aside for reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid.  The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee. or the Mortgagee's Attorney.
