A second new hotel project is taking shape north of Portland.

Former Portland resident Scott Daniels said Saturday plans are in the works for a proposed Holiday Inn Express to be constructed on land on the east side of U.S. 27 which has been acquired from Norman Miller.

The Daniels project emerges about 10 days after XPLEX developer Glynn Barber acquired control of a 10-acre property as the site for a 166-room hotel adjacent to his extreme competition sports park.

Daniels said his proposed Holiday Inn Express would involve 60 to 70 rooms, an indoor pool, an exercise facility, meeting rooms and a banquet facility capable of handling 250 to 300 people. Phase two of the project is a restaurant.

If all goes well, ground could be broken for the hotel in January. Barber indicated earlier that he hoped construction of the facility adjacent to XPLEX at county roads 100 North and 100 East could begin next spring if not sooner.

“This is completely separate from XPLEX,” Daniels said of the proposed Holiday Inn Express. “There’s a need for a business class hotel ...This meets a critical need of the community ... I hope (XPLEX) takes off, but that’s not our primary purpose.”

Daniels and his wife Su are spearheading the project. “We’re putting together a group of investors,” he said. Among those investors are Portland banker Barry Hudson and Dunkirk’s Dru Hall, he said.

“We are going to be putting in a retention pond with a fountain,” Daniels said.

Drainage plans for the project will be reviewed by county engineer Dan Watson, said county surveyor Brad Daniels, who is the brother of Scott Daniels. The surveyor would ordinarily review the drainage plans, but because of the family connection Watson would be asked to do that job, the brothers said.

Sixty acres have been acquired for the project, although the first phases will only involve less than 10 acres along the west side of the property.

Daniels said he has been given assurances by Portland Mayor Bruce Hosier and Jay County Development Corporation executive director Robert Quadrozzi that city utilities will be extended to the site of the proposed hotel. He also said he has already identified a manager for the new hotel, a woman with 22 years experience with Holiday Inn.

A 1986 graduate of Jay County High School, Scott Daniels received his undergraduate degree from Indiana University. He holds two master’s degrees from Ball State University, one in education and the other in information systems, and is now working on his doctorate. Su Daniels has a master’s in business administration and a master’s in information systems. The two now reside in Bloomington, Ill., where he is employed by ATT and she works for R.R. Donnelly.

“I don’t think of it just as a Portland hotel,” Daniels said. “I want it to be a Jay County hotel, for the people and businesses of Jay County.”[[In-content Ad]]
